Zoning and Accessory Dwelling Units (ADUs)

Did you know that in many cases it is now possible to build a second housing unit on many types of property on Vinalhaven? That’s right, in response to the housing crisis in Maine, a new law was passed by the Maine Legislature in 2022 to increase housing availability and affordability throughout the State of Maine.

 

LD 2003 allows for additional residential structures to be built on any parcel of land with an existing residence.

 

The additional structures are called ADUs, which stands for Accessory Dwelling Units.  They are a secondary residential unit located on the same property as a primary residence, essentially a small apartment or separate living space that can be attached to, built within, or detached from the main house, allowing for additional housing on a single lot, often used to provide more affordable housing options or accommodate multi-generational living.

 

The potential benefits of creating an ADU on your property are the possibility of generating additional income, providing separate, but close by, accessible living space for elders or adult children, as well as helping our community address the lack of available housing.

 

The Vinalhaven Housing Initiative took advantage of this law and the density bonus permitted in the Vinalhaven Zoning Ordinance, to receive a permit to create three residential structures on an in town lot served by Town water and septic.
